Service Manager - Woodridge

Tesoro Group is seeking an experienced Service Manager to join one of our long-term client's team at (1) of their properties in Woodridge, IL (60517). The ideal candidate will have 3 years’ experience in residential maintenance, have experience with unit turns, have knowledge of basic maintenance, be self-motivated, be able to organize multiple tasks throughout the day and is self-sufficient. CPO, EPA and Boilers experience is required, certifications are highly preferred. This role is contracted to hire (90 days before conversion) or can go direct hire with the right candidate.

This role will be working with (1) community that is 172 market rate units.

Salary: $30-$33/hour DOQ. This role is contract to hire (90 days before conversion).

Schedule: Monday – Friday standard daytime hours - 8am - 5pm. On-call rotation will be applicable after conversion.

Responsibilities and Job Duties:

• Assist in preparation of market ready unit and monitor the condition of move-ins for the week.
• Check units just prior to move-in for final condition.
• Routine work orders must be responded to within twenty-four (24) hours and completed within the same time frame, when possible.
• Maintenance of swimming pool, amenity areas, spas, and fountains.
• Maintenance, daily cleaning, and repair of common areas (to include sweeping, washing, and general cleaning).
• Monitor security - all vacant units, outside doors of clubhouse and other maintenance and/or common facilities and amenities. Ensure doors are locked. General property safety and security and accident prevention, including key control.
• Maintain professional demeanor with residents.
• Communicate regularly with Maintenance Supervisor or Community Manager regarding issues and recommendations for property improvements.
• Complete work orders including items such as appliance repairs, including heating and cooling systems, painting, light plumbing work, light fixture replacement.

Qualifications and Experience:

• Working knowledge of plumbing, electrical systems, HVAC systems, appliance repair, pools and spas, carpentry and general construction.
• Neat, clean, and professional appearance; maintain a professional attitude and work habits in dealing with the staff, vendors and the public
• High school education or GED.
• Minimum of 2 years’ experience in multi-family.
• HVAC Certification – highly preferred.
• EPA Certification – highly preferred.
• CPO Certification - preferred.
• Valid Driver’s License.
• Physical demands include, but are not limited to lifting, carrying climbing, stepping, kneeling, working outdoors, overtime and weekend on call rotation
