GC Realty & Development is searching for a Director of Residential Maintenance & Field Services -a bold, systems-minded leader who will drive performance, enforce quality, and scale operations across our 1,400+ unit portfolio.
What This Role Is Really AboutWe don't want "just a maintenance manager." We want an operator -someone who takes full ownership of technician performance, vendor quality, and field-level execution.
You'll lead a multi-site maintenance team with one goal: deliver on-time, high-quality service that protects property value and keeps our clients and residents happy .
What You'll Be Driving Every DayDepartment Ownership - Full responsibility for our maintenance operations, from technician schedules to budgetary performance
Team Leadership - Hire, train, and hold accountable a team of techs and leads who take pride in their craft
Vendor Management - Maintain strong relationships, enforce service level agreements (SLAs), and use competitive bids to keep standards high and costs under control
Execution Excellence - Implement and monitor processes that eliminate rework, reduce waste, and maximize daily output
Data-Driven Decisions - Track KPIs like job turnaround time, estimate accuracy, and labor efficiency to guide action
Compliance & Safety Oversight - Proactively manage OSHA, HUD, and municipal code requirements while mitigating risk
Customer-Facing Responsiveness - Ensure the field team delivers professional, respectful service that reflects GC Realty standards
5+ years in maintenance leadership, construction ops, or field service management (residential property experience a plus)
Proven ability to lead field teams and supervise remote job execution
Experience with P&L oversight , labor cost control, and vendor negotiations
Strong command of maintenance systems (HVAC, plumbing, electrical, etc.) and modern tools for tracking work
Analytical mindset-you know how to use spreadsheets, dashboards, and reports to improve results
Process-focused, execution-first, and not afraid to coach, correct, or change direction when needed
Bonus: Familiarity with property management systems, mobile workforce software, or scheduling platforms
Salary : $100,000-$120,000 per year base + performance-based incentives
