The Construction Project Manager, reporting directly to the Director of Capital Projects and Facilities, is responsible for overseeing the planning, coordination, and execution of ground-up construction and capital improvement projects throughout a multifamily portfolio. This position manages all phases of each project, from initial concept through completion, encompassing budgeting, scheduling, design, construction, and operational transition, while ensuring that every initiative aligns with the overall objectives of the organization.
As part of a vertically integrated multifamily developer and operator, this position provides end-to-end visibility across development, construction, and operations, making it a key contributor to asset performance and resident experience.

Key Responsibilities
- Lead all phases of design, permitting, budgeting, scheduling, and construction for assigned projects.
- Develop and manage construction budgets using historical data, vendor input, and market benchmarks.
- Support rezoning, entitlement, and permitting processes as required.
- Coordinate preparation and review of architectural and engineering documents, integrating feedback from internal stakeholders.
- Manage RFPs, negotiate contracts, and build relationships with consultants, engineers, and contractors.
- Represent ownership interests in construction meetings to ensure quality, schedule, and budget compliance.
- Ensure adherence to codes, licensing, and regulatory requirements.
- Oversee procurement and delivery of owner-supplied equipment.
- Maintain project schedules and communicate milestones to senior management and stakeholders.
- Manage project close-out, final inspections, system training, and operational handover.
Requirements
Education & Experience
- Bachelor’s degree in construction management, engineering, or related field preferred.
- 7+ years of relevant construction/project management experience, with at least 3–5 years managing large-scale projects.
- Prior experience as an owner’s representative or in-house capital projects/facilities team strongly preferred.
Technical Skills
- Solid understanding of construction processes, building codes, and permitting.
- Working knowledge of HVAC, electrical, plumbing, and building envelope systems.
- Proficiency in budgeting, cost estimating, and financial reporting.
- Familiarity with Yardi or other real estate management software a plus.
