Chicago Turnkey Properties is a fast-growing real estate investment and property management firm based in Homewood, IL. We manage over 230+ rental units across Chicagoland and are rapidly scaling toward 1,000 units by 2031. Our vertically integrated model — acquisitions, rehab, and property management — allows us to maximize investor returns while delivering exceptional service to our tenants. We are seeking a highly motivated Property Manager to join our team and take a leadership role in overseeing a growing portfolio.
The Role
As a Property Manager, you will be the main point of contact for property owners and responsible for the day-to-day performance of your assigned portfolio. You will lead leasing, tenant relations, maintenance coordination, and financial oversight, ensuring both tenant satisfaction and owner profitability. This is a leadership role within our management team, with direct impact on our investors’ success and our company’s growth.
Key Responsibilities
- Serve as the primary contact for property owners, delivering exceptional communication and transparency.
- Oversee leasing, renewals, rent collection, and tenant relations to maintain high occupancy and minimize delinquencies.
- Coordinate maintenance and turnovers with internal techs and external vendors, ensuring cost-effective, quality work.
- Manage financial performance: budgeting, expense control, owner reporting, and NOI optimization.
- Ensure compliance with local, state, and federal housing regulations (including CHA/HACC).
- Conduct inspections (move-in, mid-lease, move-out) and oversee property readiness.
- Lead and mentor assistant property managers and field staff, fostering teamwork and accountability.
- Develop and implement best practices, KPIs, and improvement initiatives to drive operational excellence.
What We’re Looking For
- 5+ years of residential property management experience (single-family and/or multi-family).
- Illinois leasing or broker’s license required.
- Strong leadership, organizational, and communication skills.
- Proficiency with property management software (AppFolio preferred).
- Ability to balance tenant satisfaction with investor returns.
- Comfortable working both in the office (Homewood) and in the field across the Chicago area.
