Asset Data Manager

The Asset Data Manager serves as the critical bridge between Capital Construction and Facilities Maintenance. This role ensures that the client's master building portfolio asset data housed in client based CMMS (Hexagon) remains an accurate "source of truth" for all physical infrastructure and critical assets. By leveraging data analysis and assertive project management, the data manager oversees asset updates during project closeouts and helps to facilitate asset status and condition rankings on critical assets helping to also support Capital Program planning teams in their annual program planning and project prioritization.
Responsibilities
1. CMMS Data Governance & Maintenance
- QA/QC Oversight: Supports the QA/QC of the master asset data set to ensure 100% inventory accuracy within the CMMS.
- Lifecycle Management: Proactively supports in managing assets from "cradle to grave," including onboarding equipment from capital projects and "end-dating" decommissioned assets.
- Maintenance Collaboration: Partners with facility maintenance teams to capture updates from small-scale repairs and component replacements on critical assets.
2. Capital-to-Facilities Liaison (Closeout Integration)
- Cross-Functional Coordination: Coordinate directly with Capital Design, Construction, and Closeout teams to capture asset data from renovation and new construction projects.
- Handover Management: Lead the process of gathering equipment information from renovation teams to ensure data is updated within the CMMS during project handover.
- Operational Readiness: Ensure a seamless transition of data so that maintenance teams can begin preventative maintenance (PM) schedules immediately upon project completion.
3. Facilities Annual Asset Assessment Oversight
- Workflow Management: Oversee the annual engineer-led assessment process, ensuring building engineers conduct standardized assessments for all assets.
- Verification: Coordinate with Zone Chief Engineers to review and verify condition rankings.
- Data Consistency: Implement rigorous QA/QC to identify anomalies and ensure "remaining useful life" (RUL) metrics are consistent across the portfolio.
4. Strategic Data Analytics & Program Support
- Prioritization Insight: Analyze asset status and condition data to identify high-priority risks and provide recommendations on where capital spend should be prioritized (renovations vs. repairs).
- KPI Reporting: Track and report on performance KPIs related to asset data health and assessment completion.
- Warranty Support: Support the administration of critical asset warranty capture and ensure the Facilities team leverages warranty service before utilizing maintenance budgets.
- Program Intake: Provide support and backup for the Capital Request Project Manager regarding program intake and the request database.
Here's what you'll need
- Bachelor’s degree in Data Science, Business Analytics, Finance, Information Technology, Construction Management, or a related quantitative field
- Equivalent professional experience in data-centric roles will be considered in lieu of a specific degree
- Professional Experience: 5+ years of experience in data management, project controls, business operations, or asset management
- Industry Knowledge (Preferred but not Required): While a background in MEP (Mechanical, Electrical, Plumbing) or facilities is a plus, it is not required for candidates who demonstrate superior data analytics and project management capabilities
- A "data-first" mindset with a proven ability to conduct detailed analysis and spot inaccuracies within complex, large-scale datasets
- Strong experience in QA/QC processes, data validation, and maintaining "source of truth" integrity within enterprise-level systems.
- Advanced proficiency in Microsoft Excel is required; hands-on experience with Power BI or Tableau is required to create visualizations and reporting
- Experience navigating and managing data within enterprise platforms (e.g., Oracle, Maximo, Hexagon, or similar CMMS/ERP systems)
- Ability to lead cross-functional working sessions, manage multi-departmental workflows, and keep complex processes on schedule
- Strong interpersonal skills to build rapport across different organizational levels, effectively bridging the gap between technical teams and executive leadership
- Ability to identify data roadblocks and confidently present recommended solutions to leadership

The base salary range for this position is $95,000.00 to $125,000.00. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
