Job Description:

POSITION TITLE: Maintenance Mechanic I.

REPORTS TO: Property Manager/Director of Maintenance.

SALARY: $20.00/per hour (Non-Exempt).

Position Overview:

Performs reasonable grounds and building maintenance and minor repairs, including—but not necessarily limited to—patching/repairing holes, painting, minor carpentry, minor electrical, and minor plumbing.

Essential Job Functions:

  • Responsible for cleaning and maintaining Housing Authority grounds, including but not limited to grass cutting, trimming bushes and foliage, raking and removing leaves and debris, and snow removal.
  • Performs indoor cleaning duties, including sweeping, mopping, and polishing floors, stairways, and elevators; changing light bulbs; vacuuming and cleaning carpets; cleaning appliances, walls, ceilings, windows, and other household surfaces; cleaning trash chute doors inside/out; and cleaning vacant units.
  • Performs outdoor cleaning duties including but not limited to trash removal, removal of bulk debris, sweeping of curbs and walks, power washing, leaf, and snow/ice removal as necessary. Informs Asset Property Manager of resident yards with trash and other conditions that adversely affect the overall appearance of the development
  • Maintains grounds through the safe, effective, and efficient use of walk-behind and riding mowers, weed eaters, edgers, leaf blowers, hedge trimmers, and other lawn care and landscape equipment.
  • Knowledge of grounds and janitorial maintenance techniques, methods, and materials.
  • Checks playground equipment and performs minor repairs as necessary at playground sites within the development to ensure its safety.
  • Ability to handle minor repairs including but not limited to replacing smoke and carbon monoxide detectors and outlet receptacles, repairing and/or replacing interior door handsets, repairing and/or replacing light fixtures/light bulbs, and patching and repairing minor holes in the walls.
  • Repair, replace, and/or install window/storm door screens.
  • Unclog bath or kitchen fixtures, drains, or sewer lines.
  • Preparation and painting of interior and exterior areas.
  • Practices safety precautions and is safety conscious at all times.
  • Stores, secure and maintains tools, supplies, and materials, etc.
  • Counsels and advises residents and staff on preventive measures.
  • Identifying deficiencies, recommending corrective measures, and ensuring that maintenance activities align with NSPIRE inspection standards
  • Performs other duties as assigned.

Performance Standards :

  • Attendance is reliable; leave does not exceed the amount permitted, and the employee has no unexcused absences.
  • The employee takes all appropriate safety precautions required to avoid on-the-job accidents and immediately notifies the supervisor of all safety hazards.
  • Employees can respond to after-hour emergency conditions as needed.
  • All equipment, parts, tools, etc., are secured daily and kept clean and in good working condition.
  • Demonstrates a working knowledge of techniques, methods, materials, and equipment used in household repairs and maintenance.
  • Demonstrates a working knowledge of techniques, methods, materials, and equipment used in janitorial/grounds and minor repairs.
  • Demonstrates good resident relations skills and the ability to work well with others.
  • All required ESLHA paperwork is prepared correctly and promptly submitted (turned in, closed out, etc.).
  • Must wear appropriate uniform, identification, and required work attire, including but not limited to steel-toe shoes and necessary ear and eye protection daily. Employees shall wear employer supplied uniform only during the working hours. Employees are required to wear employer-provided uniform only during designated working hours.
  • All assigned work is completed timely and meets established quality standards.
  • All supplies needed to perform assigned tasks are properly requisitioned daily or as determined by the supervisor. Must be able to operate and adequately care for:
    • Motor vehicles (trucks, autos);
    • Push and riding mowers, trimmers, weed eaters, and other equipment;
    • Hand and yard tools, including hammer, screwdriver, saw, knife, level, drill, wrenches, and other hand tools necessary for a particular job performing;
    • Auger/Sewer equipment;
    • Floor buffer/polishing equipment;
    • Painting equipment including roller, brush, and sprayer; and
    • Trash compactors and electrical/manual tools as necessary.
  • Assist management personnel, as requested, including but not limited to:
    • Distribution of non-legal notices;
    • Unit and grounds Inspections;
    • Keeping the shop clean and organized;
    • Escorting of Contractors on the premises;
    • Attend special training programs, as available.
  • Assist with the annual Preventative Maintenance schedule.
  • Demostrates and maintains a positive attitude towards the employer, co-workers, and staff when interacting in the presence of the residents and contractors.
  • Repairs shall be initiated promptly upon assignment and completed in a timely, workmanlike manner. Employees are expected to complete no fewer than seven (7) work orders per workday, based on job assignments and within the allotted work hours.
  • Assist with the implementation of an action plan based on National Standards for the Physical Inspection of Real Estate (NSPIRE). This includes identifying deficiencies, recommending corrective measures, and ensuring that maintenance activities align with inspection standards and regulatory compliance expectations.
  • Cross-training as needed for current employees for up to one (1) year to perform all essential maintenance duties.
  • Employees are expected to use sound judgment when experiencing delays in accessing worksites, materials, or supplies necessary to complete their assignments.

Qualifications:

  • Education: Requires a high school diploma or GED. Trade school diploma/certificate desirable.
  • Experience: A minimum of one (1) year of experience and/or certified training in maintenance repair and grounds keeping.
  • Other Requirements: Maintain a valid Driver's License throughout employment.
