Job Description
The Vice President, Debt & Capital Markets will lead the strategy, structuring, execution, and placement of financings across single-asset and portfolio transactions. This leader will partner closely with LivCor executive leadership to shape and execute the company’s capital strategy, while also coordinating directly with Blackstone’s capital markets team on transaction strategy and lender interface.
This is a highly visible, hands-on role for a capital markets professional who combines deep debt product expertise with strong institutional relationships and an execution mindset. The successful candidate will be expected to raise the bar on underwriting rigor, process discipline, and reporting—while moving with urgency and sound judgment.
Responsibilities:
Lead the strategy, structuring, execution and placement of single-asset and portfolio financings, including CMBS, Fannie/Freddie, bank, and debt fund executions.
Work in close partnership with executive leadership to shape and execute the company’s capital strategy.
Oversee the full financing lifecycle for new acquisitions, including bridge, take-out debt, redevelopment financing, construction loan financing, and refinancings.
Actively manage the company’s hedging strategy and coordination with upcoming financings.
Build and maintain institutional relationships across investment banks, money center banks, Fannie/Freddie lenders, life companies, and other key capital providers.
Collaborate with the capital markets team at Blackstone; align on transaction strategy and lender interface.
Manage, mentor, and develop junior capital markets team members; foster a culture of accountability, precision, and growth.
Drive continuous improvement of capital markets team infrastructure and processes (quarterly debt books, underwriting models, diligence templates, programmatic lender outreach, etc.).
Oversee team workflows and execution quality across underwriting, diligence, documentation, and lender communications.
Provide reporting on capital structure, debt maturities, lender exposure, and hedging strategies; partner with executives and Blackstone on recommendations and decisions.
Monitor market conditions and provide insight into pricing, structures, and lender appetite to inform strategic decisions.
Qualifications
12–15+ years of experience in commercial real estate capital markets or debt origination.Expertise structuring and executing a range of debt products including CMBS (SASB preferred), Fannie/Freddie, bank, debt fund, life company, mezzanine, and bridge financing.
Demonstrated experience managing complex financing situations such as acquisitions and redevelopment loans.
Established relationships across the institutional lender universe, including investment banks, Fannie/Freddie lenders, life companies, debt funds, and money center banks.
Strong understanding of interest rate hedging strategies and active management of swap portfolios.
Proven ability to lead the full financing process from underwriting through diligence, documentation, and closing.
Prior experience collaborating with private equity sponsors or institutional ownership structures on financing strategy and execution.
Strong leadership skills with experience managing, mentoring, and developing high-performing teams.
Exceptional communication and relationship-management skills with internal stakeholders, lenders, and executive leadership.
Highly analytical and detail-oriented, with the ability to monitor market trends and provide actionable insights on debt markets and pricing.
Bachelor’s degree required; advanced degree (MBA or similar) preferred.

Base Compensation Range :
$300,000.00 To $350,000.00 Annually. This represents the presently-anticipated low and high end of the Company’s base compensation range for this position. Actual base compensation range may vary based on various factors, including but not limited to location and experience.
Total Direct Compensation : This job is also eligible for discretionary bonus and incentive compensation on an annual basis.
