Job Title : CAM Reconciliation Specialist
Location : Northbrook, IL (On-Site)
Assignment Type: 3- month contract with potential for extensions
Compensation : $28 - $30 / Hour depending on relevant experience

Job Responsibilities:
- Review and analyze lease agreements to determine CAM, tax, insurance, and operating expense requirements.
- Prepare annual CAM reconciliations, ensuring accuracy of charges against actual expenses.
- Compare budgeted versus actual CAM expenses and investigate variances.
- Calculate tenant allocations based on square footage, lease terms, and expense categories.
- Collaborate with property managers, accounting teams, and vendors to gather supporting documentation and resolve discrepancies.
- Prepare detailed reconciliation statements and communicate findings to tenants in a clear, professional manner.
- Respond to tenant inquiries, providing explanations and backup for CAM charges as needed.
- Monitor and maintain accurate records of property operating expenses throughout the year.
- Assist with annual budgeting of CAM expenses and forecasts.
- Support audits by providing documentation and responding to questions related to CAM charges.
- Identify opportunities for process improvements and recommend efficiencies in reconciliation procedures.
Skills & Qualifications:
- Experience with CAM reconciliations or commercial property accounting.
- Strong understanding of lease terminology, operating expenses, and property budgets.
- Proficiency in Excel and property management/accounting systems (e.g., Yardi)
- Strong communication and customer service skills when interacting with tenants and internal teams.
