Project coordinator residential department
We are a premier residential construction company in the metropolitan Chicago area. We have built a business on a foundation of trust and delivering quality work. We get the job done and we are looking for a Project Manager to add to our team. Our firm has two business lines, residential remodeling and renovation as well as maintenance services.
A working project manager at our company is an essential team member. Responsible for maintaining all aspects of the projects, especially all projects are completed on time and meet our internal quality standards.
Key Responsibilities
1. Project Planning and Coordination: Plan our projects from start to finish; clarifying contractual scope, compliance with plans, establishing schedules/timelines and coordinating with subcontractors and tradesmen, coordinate inspections and maintain project budgets.
· Perform detailed scope-of-work walkthroughs with executive team and client prior to the start of each project.
2. Supervision of Teams : Lead and manage on-site construction teams, crews, subcontractors to ensure that all work is performed according to safety regulations and exceeds quality standards.
- Plan project crews a week in advance and track progress.
- Assign tasks to tradesmen and crews confirming before scheduled work.
- Coordinate material deliveries on site as required to maintain the schedule and timelines.
- Conduct daily site visits for all of your active projects; communicate with tradesmen regarding updates, concerns, or problems and solutions.
3. Quality Control : Serve as a quality control manager. Establish the quality control standards on every project, conduct regular inspections of work, coach or direct crews and subcontractors to achieve the corporate quality standards.
· Conduct rough/final inspection pre-walkthroughs with tradesmen prior to inspection.
4. Subcontractor Relations : Maintain effective communication with subcontractors, ensuring a first class building experience.
· Set goals and expectations for each project and communicate them clearly to subcontractors.
· Ensure tradesmen on assigned projects properly document time.
5. Budget Management: Maintain each project budget ensuring that all items within the budget are properly managed on site. Look for opportunities to reduce the project costs with accurate ordering of materials, limiting equipment rentals, maintaining an active project and proper work sequencing.
· Work with the executive team to present change orders
· Communication cost overruns or potential savings to the executive team.
· Support accounting team with invoice review.
6. Problem Solving : The project coordinator must be adept at identifying potential issues and implementing solutions to avoid delays and additional costs. Partner with the executive team to present solutions. This includes design and site conflicts, scope creep and client requests.
7. Documentation: Maintain full knowledge and oversight of all assigned projects;
· Provide daily reports and daily progress photos.
· Document any concerns and communicate to the Executive Team.
· Identify all safety concerns and mark accordingly.
8. Project Safety : Manage and maintain a safe job site. Establish daily safety meetings and ensure that all tradesmen and subcontractors adhere to the safety protocols and practices on each site.
· Walk each site daily to identify, address, and resolve any and all safety issues or concerns immediately.
· Report any job site incidents immediately.
· Ensure that assigned job sites are secure, locked, and alarms set at the end of each workday.
9. Inspections and Final Inspections : Project Coordinator should coordinate progress inspections with the local municipal officials. Prepare pre-completion punch lists with clients prior to the final code compliant inspection.
10. Training staff : Our company is growing leaps and bounds. We will continue to hire individuals that are interested in construction. Experience level may vary and we want a working project coordinator, open to learning and helping others.
11. Client Communication: Our customers are very important. We rely on client referrals and repeat business. As the Project Coordinator, providing progress and updates is essential.
· Listen and devise a plan to meet the client expectations.
· Monitor client satisfaction throughout the project and document feedback for continuous improvement.
· Support client inspections or property showings
12. Reporting : The Project Coordinator reports to the Project Manager or designated representative.
Required Skills
● Experience . A candidate must have 2- 5 years of general residential construction, or carpentry, or electrical, or mechanical experience or equivalent education.
● License . Preparing to take a trade or general contractor’s license exam.
● Technical Knowledge: Understands residential construction, residential construction processes, working knowledge of electrical, mechanical or finish trades. Trade experience a bonus.
● Safey Skills. Hold an OHSA 30 card or minimum OHSA 10 card.
● Organizational Skills : Ability to manage multiple tasks and projects simultaneously while maintaining attention to detail.
- Leadership : Strong leadership skills to effectively manage teams and subcontractors.
- Communication : Excellent verbal and written communication skills to interact with clients, stakeholders and team members.
- Transportation : The ideal candidate must have reliable transportation, capable of picking up project materials.
- Language : A candidate that speaks multiple languages is a bonus.
