We are seeking an experienced Property Manager to oversee the day-to-day operations of our property. As a key member of our management team, the Property Manager will be responsible for ensuring the property runs smoothly and efficiently while maintaining a high level of customer satisfaction. The ideal candidate will have a strong background in real estate administration, with expertise in managing properties under various programs, including Section 8 and LIHTC.

Rental Managers are responsible for showing property for rent, the procurement of applications, when necessary, inspections, property move in/move outs, placement of tenants in properties, delivery of notices, oversees all property management activity and interacts with the property owners, tenants, applicants, vendors, and public and other property management duties as directed by Neder Capital Services, LLC or Management. Their job description includes, but is not limited to the following:

1. Rent collections.

2. Rent demand and 5day notices to tenants.

3. Submission to Legal Department

4. Submission to Collection agency

5. Tenant communication, all the notices and inquiries

6. Subsidy communications

7. Rent increases based on the current market rent.

8. Work orders management- in AppFolio

9. Village inspections and communications

10. Vendor management and communications

Maintenance Manager

The maintenance manager oversees all necessary work required to maintain properties for the property management inventory when directed by Management and assist with maintenance. Their job description includes, but is not limited to the following:

1. Assignment and execution of work orders

2. Schedule all the work orders in AppFolio

3. Maintenance personnel management

4. Vendor management and estimate collections.

5. Project management

6. Village inspections preparations and visit

7. Maintenance personnel payroll management

8. Turnovers management and executions

Job Type: Full-time

Schedule:

• Monday to Friday

Experience:

• Customer service: 1 year (Required)

License/Certification:

• Driver's License (Required)

Ability to Commute:

• Wheeling, IL 60090 (Required)

Ability to Relocate:

• Wheeling, IL 60090: Relocate before starting work (Preferred)
