About the Role
The Assistant Property Manager supports the day-to-day operations of a CHA community managed by Five T Management Service Provider. This role is responsible for accurate administrative execution, resident service, compliance support, and operational coordination. You will help ensure CHA, HUD, and Fair Housing requirements are met while contributing to a professional, responsive, and well-run community.
The ideal candidate is dependable, organized, and service-oriented -- someone who takes pride in delivering a high-quality living experience for residents while maintaining strong operational standards and building readiness for expanded responsibility.
Key Responsibilities
- Assist with leasing functions including processing applications, certifications, recertifications, lease renewals, and move-in activities.
- Maintain accurate resident files and ensure all documentation is compliant with CHA, HUD, and Fair Housing requirements and audit-ready at all times.
- Process and post rent payments accurately and timely in Yardi. Prepare delinquency documentation, notices, and repayment agreements.
- Log and route resident service requests and work orders. Track status and follow up to support timely completion by maintenance staff.
- Prepare and distribute resident communications including newsletters, notices, and meeting materials.
- Coordinate inspections, audits, and re-exams. Ensure data accuracy in Yardi and CHA systems.
- Assist with vendor scheduling, invoice processing, and administrative support for the Property Manager.
- Support preparation of weekly and monthly reports for CHA and Portfolio Management.
- Respond to resident inquiries and concerns promptly, professionally, and with care. Escalate complex issues to the Property Manager as needed.
- Conduct property tours and follow up with prospective residents as directed.
Qualifications
- Minimum 2 years of property management, leasing, or affordable housing experience.
- Working knowledge of CHA, HUD, LIHTC, or Fair Housing programs preferred.
- Illinois Leasing License required or ability to obtain within 6 months.
- Proficiency in Yardi Voyager and Microsoft Office Suite.
- Strong organizational, communication, and customer service skills.
- Ability to handle sensitive information with confidentiality and professionalism.
- Prior experience in CHA or public housing environments preferred.
- Industry certifications (COS, LIHTC, or equivalent) preferred.
