Job Description:
POSITION TITLE: Maintenance Mechanic III.
REPORTS TO: Property Manager/Director of Maintenance.
SALARY: $24.50/per hour (Non-Exempt).
Position Overview:
- Performs highly skilled maintenance services, including plumbing, HVAC, electrical, and carpentry installation and repair on ESLHA property and equipment.
Essential Job Functions:
- Performs work on heating, ventilation, air conditioning, and refrigeration systems.
- Build walls, ceilings, or floors out of wood, metal studs, or joints; hang drywall, tape seams, and sand before painting.
- Performs maintenance, repair, and servicing of plumbing, electrical, and mechanical systems and appliances.
- Patch and repair roofing shingles and damaged flashing on one-story dwelling units to abate emergency leaks and damages.
- Repair or replace pipes, including inside walls, ceiling, and floors.
- Repair and replace commercial and residential commodes, face bowls, toilets, urinals, tubs, showers, control valves, and other plumbing fixtures.
- Roll, brush, and spray paint, re-plaster damaged plastered walls, and apply textured and popcorn finishes/coatings on walls and ceiling areas using or operating hoppers and paint spraying equipment.
- Checks for and corrects gas or water leaks or other problems. Repair or replace furnace units, plenums, duct work and accessories, a/c condenser units, A-coils, and case coils, sump and water circulating pumps.
- Remove and replace damaged circuit breakers and burned wires, replace wire for branch circuits from electrical service panels to new or existing components or other apparatus.
- Licensed to add and recover refrigerants from a/c condenser units and refrigerators adhering to EPA refrigerant recycling guidelines and safely operating required equipment to achieve refrigerant recovery for storage and transfer or disposal.
- Assists in the development of service and repair contract specifications. Advance knowledge and understanding of underground drainage pipe sewer systems, some reading and understanding of basic building plans and blue prints, operating commercial sewer equipment for removing plumbing drain pipe restrictions, knowledgeable of shutting off and restoring public water, electrical power and central heating supplies and boiler systems for all developments.
- Completes work orders, work sheets, time sheets and other required documents on a timely basis.
- Measure, order and properly install kitchen counter tops, tub units, vanity tops and medicine cabinets, remove and re-tiling entire floors, wooden sub-floors, install or hang exterior and interior doors and jams, replace and repair commercial and residential door locks and equipment.
- Ability to make all repairs of damages needed to completely restore or renovate a vacant unit/apartment
- May assist in the inspection of HAESL units and taking inventory of HAESL equipment.
- Some knowledge of maintenance and minor repair of gasoline operated equipment.
- Takes all steps possible to ensure property conservation. Makes recommendations to improve property conservation.
- Provides training for less skilled personnel. Counsels and advises and staff on maintenance issues.
- Practices safety precautions and is safety conscious at all times.
- Performs all key duties of a Maintenance Mechanic.
- Identify deficiencies, recommend corrective measures, and ensure maintenance activities align with NSPIRE inspection standards.
- Assist with the implementation of the Preventative Maintenance Schedule. Ensure seasonal work items are completed timely.
- Provide weekly list for ordering materials and supplies. Assist with inventory.
- Assist with monitoring of contractors.
- Performs other duties as assigned.
Performance Standards :
- Attendance is reliable; leave does not exceed the amount permitted, and the employee has no unexcused absences. ((Employee doesn’t display a habit of routine absences during scheduled NSPIRE Inspections).
- The employee takes all appropriate safety precautions to avoid on-the-job accidents and immediately notifies the supervisor of all safety hazards.
- Employees can respond to after-hour emergency conditions as needed.
- All equipment, parts, tools, etc., are secured daily and kept clean and in good working condition.
- Demonstrates a working knowledge of techniques, methods, materials, and equipment used in household repairs and maintenance.
- Demonstrates a working knowledge of techniques, methods, materials, and equipment used in janitorial/grounds and minor repairs.
- Demonstrates good resident relations skills and the ability to work well with others.
- All required HAESL paperwork is prepared correctly and promptly submitted (turned in, closed out, etc.).
- Must wear appropriate uniform, identification, and required work attire, including but not limited to steel-toe shoes and necessary ear and eye protection daily. Employees shall wear employer supplied uniform only during the working hours.
- All assigned work is completed on time and meets established quality standards.
- All supplies needed to perform assigned tasks are properly requisitioned daily or as determined by the supervisor. Must be able to operate and adequately care for:
- Motor vehicles (trucks, autos);
- Push and riding mowers, trimmers, weed eaters, and other equipment;
- Hand and yard tools, including hammer, screwdriver, saw, knife, level, drill, wrenches, and other hand tools necessary for a particular job performing;
- Auger/Sewer equipment;
- Floor buffer/polishing equipment;
- Painting equipment including roller, brush, and sprayer; and
- Trash compactors and electrical/manual tools as necessary.
- Assist management personnel, as requested, including but not limited to:
- Distribution of non-legal notices;
- Unit and grounds Inspections;
- Keeping the shop clean and organized;
- Escorting of Contractors on the premises;
- Attend special training programs, as available.
- Cross-training as needed for current employees for up to one (1) year to perform all essential maintenance duties.
- Demonstrates and maintains a positive attitude towards the employer, co-workers, and staff when interacting in the presence of the residents and contractors.
- Repairs shall be initiated promptly upon assignment and completed in a timely, workmanlike manner. Employees are expected to complete no fewer than seven (7) work orders per workday, based on job assignments and within the allotted work hours.
- Assist with the implementation of an action plan based on National Standards for the Physical Inspection of Real Estate (NSPIRE). This includes identifying deficiencies, recommending corrective measures, and ensuring that maintenance activities align with inspection standards and regulatory compliance expectations.
- Employees are expected to use sound judgment when experiencing delays in accessing worksites, materials, or supplies necessary to complete their assignments.
Qualifications:
- Education: Requires a high school diploma or GED. Trade school diploma/certificate desirable.
- Experience: A minimum of five (5) years of experience and/or certified training in maintenance repair activities is preferred. A minimum of three (3) years’ experience in HVAC maintenance and repair. Previous experience, preferably in a similar position and with a property management entity, is preferred.
- Special Skills: Thorough knowledge of heating, ventilation, and air conditioning equipment and systems. Working knowledge of basic building systems and mechanical trades. Desired experience with maintenance and repair contracts.
- Other Requirements: Maintain a valid Driver's License throughout employment.
