We are looking for a talented Task Force Manager to join our team!
As a key member of our Operations Team, the Task Force Manager will oversee properties without a permanent Community Manager and assist with special projects. In the absence of a Community Manager, they will manage all community operations to meet occupancy and income goals, ensuring compliance with Waterton policies, laws, and regulations including Fair Housing and EEO laws. This role requires travel up to 100%.
Key Responsibilities:
- Employee Management: Lead, schedule, and supervise community associates; manage recruitment, hiring, onboarding, training, performance, and development to ensure adequate staffing.
- Financial Management: Prepare and manage the community’s operating and capital budgets; oversee rent collection, accounts receivable, and the eviction process as needed.
- Resident Retention: Develop programs to enhance resident satisfaction and reduce turnover.
- Leasing and Sales: Motivate leasing teams to exceed occupancy targets and manage lease renewals.
- Property Inspections and Maintenance: Conduct regular inspections; collaborate on preventive maintenance schedules.
- Capital Projects and Maintenance: Oversee capital improvements and collaborate on major renovations.
- Compliance: Ensure adherence to safety, fair housing, ADA, and other legal requirements.
- Organizational Goals: Contribute to process improvements and SOP development.
Ideal Candidate:
- Minimum 5 years’ experience in property management, with at least 2 years in a managerial role.
- High School diploma required; Bachelor’s degree preferred.
- Excellent communication and relationship management skills.
- Strong financial acumen and experience with accounts receivable.
- Creative, entrepreneurial mindset with a passion for community building.
- Proficient in Microsoft Office; experience with Yardi, LRO, Lead2Lease, or UltiPro is a plus.
- Adaptable to change, with strong project and time management skills.
- Empathetic problem-solver with a focus on customer service.
- Willing to travel up to 100% as required.
Compensation and Benefits:
Range: $75,000 - $95,000 annually plus bonuses. Benefits include medical, dental, 401K, life, disability, pet insurance, paid time off, and learning opportunities.
