Maintenance Manager
JOB TITLE: Skilled Maintenance Manager
PREPARATION DATE: 2026
REPORTS TO: Director of Facilities Management
WORK LOCATION: All District 64 facilities
WORK YEAR: 12 months (5-day work week; 81⁄2 hours per day)
JOB PURPOSE: To supervise, coordinate, and participate in all aspects of the district's maintenance operations, including facilities, grounds, and equipment.

QUALIFICATIONS:
Required:
● Pass a criminal background check
● Must have a valid driver’s license
● Strong working knowledge of building maintenance systems and general trades
● Experience leading or coordinating maintenance or grounds staff
● Ability to work hands-on while supervising staff
● Strong organizational and communication skills
● Ability to respond to emergencies and work flexible hours when required
● Technology skills using Google Products and ability to learn and adapt to technology changes
● Valid driver’s license
Preferred:
● Previous experience in a school district or public facilities environment
● Experience with snow operations and fleet/equipment management
● Knowledge of work order systems and preventive maintenance programs
SUPERVISORY RESPONSIBILITIES
● Provide day-to-day leadership for a crew of 7 employees:
○ 5 Skilled Maintenance staff
○ 2 Grounds staff
● Assign and prioritize work orders
● Provide coaching, guidance, and feedback to staff
● Support staff during complex or urgent maintenance issues
● Assist with crew coordination during emergencies, snow events, and after-hours work
● Position will not conduct formal evaluations, but will provide performance feedback to the Director of Facilities
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Operations & Crew Leadership:
● Lead and work alongside the skilled maintenance and grounds team as needed
● Assign, review, and manage all skilled maintenance work orders across the district
● Troubleshoot issues in the field and assist staff with problem-solving during daily operations
● Coordinate staffing and priorities during emergencies, weather events, or high-demand periods
● Assist in scheduling and coordinating the District driver
Snow & Grounds Operations:
● Participate in snow plowing and removal operations
● Lead crews during snow events, including coordination of timing, routes, and response to issues
● Assist with seasonal grounds planning and support
Vehicles, Equipment & Assets:
● Schedule and track servicing, inspections, and repairs for all district vehicles and equipment
● Maintain records related to vehicle and equipment maintenance
● Assist in identifying equipment needs, replacements, and lifecycle planning
● Help populate and maintain equipment replacement plans
Projects & Facilities Support:
● Assist with planning and facilitation of small-scale facility projects, including but not limited to:
○ Flooring replacement
○ Minor remodels
○ Repairs and upgrades
● Help identify and document larger facility needs, such as:
○ Concrete repairs
○ Tuckpointing
○ Exterior or structural concerns
● Coordinate with vendors and internal staff as directed by the Director of Facilities
Communication & Reporting:
● Communicate regularly with the Director of Facilities Management regarding:
○ Staffing needs
○ Workload priorities
○ Facility concerns
○ Equipment and vehicle issues
● Provide operational input and recommendations to support district-wide planning
PROTECTIVE CLOTHING REQUIRED:
Required to wear District uniforms and proper protective gear as directed while performing certain duties.

While performing the duties of this job, the employee is frequently required to talk, hear, and use hands/fingers to manipulate, handle, or touch controls. The employee is often required to stand, stoop, kneel, crouch, or crawl as part of the job.
The employee must occasionally lift and/or move up to 100 pounds while performing maintenance duties.
Specific vision abilities required by this job include close, distance, and peripheral vision, and depth perception.

The work environment is that of a business office/school setting, both indoors and outdoors. The employee will have to work outside school property. This would include working in all weather conditions, such as heat, rain, cold, ice, and snow.
The noise level in the work environment is usually moderate to noisy.
